Free Cash-on-Cash Return Calculator
Enter the purchase, financing, rent and expense assumptions for a rental. The calculator shows monthly cash flow, cash-on-cash return, cap rate and DSCR. The sample numbers are hypothetical, so replace them with your own.
What the numbers mean
- Cash-on-cash return = annual cash flow ÷ total cash invested (down payment, closing costs and up-front repairs).
- Cap rate = annual NOI ÷ purchase price. It ignores financing.
- DSCR = NOI ÷ principal and interest. Many lenders look for a cushion above 1.0.
- Vacancy, repairs, CapEx and management are percentages of rent. Include management even if you self-manage, to keep the analysis honest.
