Online rent collection is one of the easiest upgrades a small landlord can make. Tenants get autopay and reminders. You get a payment record, fewer "check's in the mail" conversations, and late fees that apply themselves.
There are a lot of apps, and most of them do the basics well. The real differences are who pays the transaction fees, how fast money reaches you, what the paid tier adds, and what else is bundled in (banking, bookkeeping, screening, leases).
Below is a fair overview of six popular options for landlords with roughly 1–20 units. Pricing and features were checked against each company's official pricing page in October 2026. They change often, so confirm on the official site before you sign up.

Baselane
Best for: landlords who want rent collection tied directly to property-specific bank accounts and bookkeeping.
What the official site says:
- Core plan is $0/month and includes automated rent, reminders and late fees, property-level income and expense tracking, and Schedule E reports.
- Banking is provided through Thread Bank, Member FDIC. Baselane is a financial technology company, not a bank.
- Rent paid by ACH incurs a $2 fee, which the landlord can cover or pass to the tenant. Card payments carry a 3.49% convenience charge paid by the tenant.
- Smart plan: $20/month on an annual plan, adding faster (2-day) rent deposits, auto-tagging, receipt matching, balance sheet reports and shared access.
Worth knowing: It's built around opening Baselane banking accounts. If you want to keep your existing bank, weigh how much of the value you'd use.

TurboTenant
Best for: DIY landlords who want listing, screening, leases and rent collection in one free-to-start platform.
What the official site says:
- Free plan at $0/month with listing and marketing, applicant screening and online rent collection. TurboTenant states there are no fees or contracts on the free plan.
- Paid tiers are listed at $12.42/month and $16.48/month. The higher tier lists free ACH payments, income verification and built-in accounting tools.
- A $2 fee is listed for bank-transfer rent payments on the lower tiers. Renters pay a $45 screening fee when they apply (landlords can choose to pay it).
- TurboTenant also sells full-service management ("Autopilot"), including a one-time $1,500 tenant-placement option.
Worth knowing: The free plan is genuinely usable. Check which tier includes the features you care about most (e-signed leases, free ACH, accounting).

RentRedi
Best for: landlords with several units who prefer one flat price with no per-unit fees.
What the official site says:
- One plan with every feature, unlimited properties, tenants and teammates.
- $29.95/month billed monthly, $20/month on a 6-month plan, or $12/month billed annually.
- 30-day money-back guarantee. It's billed at signup, not a free trial.
- Tenant-paid screening: $39.99 for credit, criminal and eviction, or $49.99 with income verification.
Worth knowing: No free tier. For a single unit, a free plan elsewhere may be enough. With more units, flat pricing gets more attractive.

Avail
Best for: landlords who want free listing, screening, state-specific leases and rent collection, and don't mind tenants paying a small ACH fee.
What the official site says:
- Unlimited plan: $0/unit, including listings syndicated to many rental sites, screening, state-specific leases with digital signing, rent collection and maintenance tracking.
- Unlimited Plus: $9/unit per month, adding faster payouts, waived ACH fees, custom application questions and lease customization.
- On the free plan, tenants pay $2.50 per bank transfer. A 3.5% processing fee is added to card payments on any plan.

How to choose
Ask yourself four questions:
- Who pays the fees? Decide whether you'll absorb ACH fees or pass them on, and check what your lease and local law allow.
- How fast do you need the money? Faster payouts are often a paid feature.
- What else do you need? If you also want screening and leases, an all-in-one helps. If bookkeeping matters most, weigh Stessa, Baselane or Landlord Studio.
- How many units? Free and per-unit plans suit 1–3 units. Flat-price plans get more attractive as you grow.
Whatever you pick, keep your own record of who paid what and when. The Landlord Operations Kit ($15) includes a rent roll and tenant ledger that work alongside any app. Read rent collection tips for landlords for policies that cut late payments regardless of the tool.
