How this site makes money and how affiliate links work here.

The Small Landlord's Toolkit (landlordsheet.com and its email newsletter) is run by Jon, a.k.a. Everyone's Landlord. I want you to know exactly how this site makes money, so you can judge my recommendations for yourself.

How this site earns money

  1. Our own products. We sell spreadsheets and templates for landlords (see the Toolkit). When I mention them, it's obvious that they're mine.
  2. Affiliate links. Some links to other companies' products, such as landlord banking, rent collection, bookkeeping, and tenant screening tools, are affiliate links. If you click one and sign up or buy, I may earn a commission or referral fee. It doesn't cost you anything extra.
  3. Sponsorships (possibly in the future). If the newsletter ever includes a paid sponsor, it will be clearly labeled as sponsored.

Any article or email that contains affiliate links includes a short note near the top or bottom saying so, with a link back to this page. This follows the U.S. Federal Trade Commission's guidance that endorsements with a material connection should be clearly disclosed.

How I decide what to recommend

  • I only recommend tools I believe are a reasonable fit for small, self-managing landlords.
  • A higher commission doesn't buy a better review. Where a free option or a spreadsheet does the job, I'll say so.
  • Prices and features change. Always check the provider's current terms before signing up.
  • Companies don't get to review or edit what I write about them.

Programs we participate in (or may join)

This list will be updated as programs approve the site. Planned or pending programs may include rent collection, landlord banking, and rental bookkeeping platforms. Once a program is active, it will be listed here by name.
