Free Rent Increase Calculator

Thinking about a renewal increase? Enter today's rent, your proposed increase, a few comparable rents, and what a turnover would cost you. The calculator shows how the increase compares with market rent and how many weeks of vacancy would wipe out a year of the gain.

How to read the results

  • Break-even vacancy is the number of vacant weeks that would erase one year of the increase. If a turnover usually takes longer than that, push carefully.
  • Year 1 if they leave compares a turnover at the new rent with simply renewing at today's rent. A negative number means losing the tenant would leave you worse off this year.
  • Legal cap: if rent control or a statutory limit applies to you, enter it to flag proposals above it. Notice rules vary by state and city, so check them before you send anything.
